"I just wanted to write you a short note to let you know our appreciation of SAGA’s hard work on our ocean front house and making it a successful project. When we were first evaluating this investment proposition, although we all thought it was a great opportunity, we all had our concerns about different aspects of the project.

Obviously, the first concern was the investment capital. SAGA was able to give us accurate comparables not only on our construction loan but also on fees and anticipated revenue. You provided invaluable assistance navigating through the financial process ensuring we were able to get the loans we needed, and finance the project appropriately.

Working for a construction company myself, my primary concern was for SAGA completing the construction project on time and under budget. Completing a house of this size, in the limited time frame that SAGA was given, I knew would be a very difficult task. I am very impressed with the speed and competence that the house was built, completing it in time for our early summer rentals (better than I had ever anticipated). This was done with minimal change orders (mostly as a result of us changing our minds on design and/or finishes) and keeping us in the loop on most of the major decisions.

The final concern was having a quality product that was marketable to those who are looking to vacation in the Outer Banks. We were pleasantly surprised when the house started renting up at a very good pace prior to it even being completed; and the house has maintained a strong rental record. The rentals that we have in our first year will finance it until next year; and as we look towards next year, most of our first year renters are already reserving it for next summer. This is a clear indication that our guests are pleased with the product and gives us a positive outlook for future rentals; and therefore, a positive outlook for a good return on our investment."
